34,000+ square feet office with a warehouse component, dock, and ample parking for 150+ employees.
Challenge
Vox Mobile leased space in two buildings; one for their office headquarters and one for their configuration space/warehouse. Vox needed to expand their space as well as ideally consolidate under one roof for ease of employees and clients. During the time working with Vox, their space requirement increased 33% due to the growth of the business.

Solution
The team found two options that could work to have them in one building, with a dock door, opportunity to expand, a city that offered economic employment incentives, and at an acceptable lease rate over ten years. The team negotiated with the landlords and the cities to have the space meet Vox’s space requirement as well as budget.
Result
Vox chose a building that they could move into and expand if needed. They received building signage that can be seen on a main corridor with high daily traffic counts. The team also negotiated with the city and received the largest incentive package ever given out to a Tenant. The team worked with an architectural firm to work within a budget that also fit the work flow, space plan, vision of the company. In keeping with the new vibe of the tenant, Ownership decided to renovate the lobby and common areas to provide the building with a fresh look and appearance to reposition the asset as a newly modernized office building.
